Fairacres

Fairacres is known for sprawling estates, manicured lawns, and tree-lined streets. It is located in midtown Omaha near 60th and Dodge (across from the University of Nebraska – Omaha).

The homes in this neighborhood are substantial and stately. Many were built in the early 1900s.

Joe Ricketts, the founder of TD Ameritrade and owner of the Chicago Cubs, owns a home in Fairacres.

While the cost of living in Fairacres might be high, so is the quality of life. Imagine living within walking distance of Memorial Park, one of the city’s most beloved green spaces, as well as Brownell Talbot and Dundee.

In 2017, the neighborhood was listed in the National Register of Historic Places.

Linden Estates

If you ask a local to name an expensive neighborhood in Omaha, Linden Estates is usually at the top of the list.

Linden Estates has earned its reputation. Homes here are architectural marvels, ranging from contemporary masterpieces to grand traditional estates. The area has spacious lots, some spanning several acres.

The exclusivity of Linden Estates is further enhanced by its convenient location just north of 144th and Dodge. You have easy access to schools, shopping, and restaurants – including Mahogany, one of the best steakhouses in Omaha.

It’s a community where many business owners, entrepreneurs, professionals, and executives live. Students in this area attend Millard Public Schools.

Homes in Linden Estates range in price from $700k to well over $2 million.

Average Sales Price in 2022: $1.1 Million

Bluewater

Bluewater is a lake community about 20 minutes from Omaha in Valley. Formerly a sand and gravel operation, it’s now a high-end lakefront community.

The neighborhood covers 500 acres, half of it being covered by the lake. Residents enjoy over seven miles of white sand beaches and lake depths that reach 40 feet. Most homes in the area were built in the last five years.

DC West Community Schools serve Bluewater.

Bennington Lake

Bennington Lake / Newport Landing

Bennington Lake (also called Newport Landing) is a luxury lakefront community in Bennington.

Multi-million dollar homes surround a 280-acre lake. It’s tough to find anything under $900,000 on the lake. Residents enjoy jet-skiing, boating, a private 4th of July fireworks show, a 5-mile walking trail, and amazing fishing.

The neighborhood is located near 168th & Bennington Road. It’s about a 10-minute drive to amenities in Elkhorn and West Omaha, and a 25-30 minute drive to midtown and downtown Omaha.

Bennington Lake was developed in the early 2000s, so most of the homes are less than 20 years old. A tornado hit this area in April 2024.

Skyline Ranches

Skyline Ranches in Elkhorn, Nebraska

Skyline Ranches is a unique neighborhood in Elkhorn. It is one of only six communities in the country with dedicated horse trails and a central park to enjoy horse-related activities.

I’m lumping a few neighborhoods together (Skyline Estates, Skyline Ranches, and Skyline Oaks)

Homes often span several acres, and many come with barns. This community’s distinctive rural charm sets it apart from other neighborhoods.

You don’t need a horse to live in the neighborhood, but if you do, the trails, arenas, and frequent equine events make it perfect for horse lovers.

This area is in the Elkhorn Public Schools.

The Prairies

The Prairies Neighborhood in Elkhorn

The Prairies, located in Elkhorn, is an upscale neighborhood known for its natural beauty and modern amenities. It’s located near Skyline Drive and is bordered by West Center and Pacific Streets. Residents have easy access to major roads and various shopping and dining options.

Although it’s a newer subdivision, a lot of money was invested in trees and landscaping, and it shows. There are walking trails that wind throughout the neighborhood as well as a private community center and swimming pool.

The Prairies is part of the Elkhorn School District.

Regency

Regency Lake and Tennis Club

Established in the late 1960s, Regency is a masterfully designed neighborhood with over 450 homes.

The community is a popular choice because of its central location. Regency has easy access to grocery stores like Trader Joe’s and Whole Foods, local boutiques, specialty stores, and larger shopping areas like Westroads Mall. And it’s convenient to Dodge St and the interstate.

Homes in Regency range in price from $500k to well over $1 million. Regency is one of the few neighborhoods east of I-680 with a homeowners association. Residents enjoy exclusive access to a private pool and tennis courts.

Ranch View Estates

Ranch View Estates is a sought-after neighborhood in Elkhorn just west of 204th and Pacific Street.

The area offers a peaceful, suburban atmosphere while still being within easy reach of Omaha’s amenities.

Ranch View Estates is known for its large, spacious homes on sprawling lots. Many homes are over 4,000 square feet and built between 2005 and 2015.

The area is served by the Elkhorn School District.

This blend of exclusivity and accessibility makes Ranch View Estates very popular.

Average Home Sale Price in 2022: $1.02 million

Mallard Landing

Mallard Landing is a waterfront community located in Valley. Million-dollar homes surround an 80-acre spring-fed, sand-bottom lake.

Homeowners enjoy water sports, including wakeboarding, waterskiing, fishing, and more.

Fun fact: The lake features a small island. This island helps break up waves and make the water conditions ideal for skiing. And on the 4th of July, the island becomes the launchpad for a spectacular fireworks display

There are about 120 homes at Mallard Landing. Some owners love the neighborhood because it has one of the lowest property tax levies in the area.

If you live at Mallard Landing and work in the eastern part of Omaha, expect a long commute. Downtown Omaha can be 45 minutes to an hour during rush hour.

Kids living in this area are served by the DC West Community Schools.

Average Home Sale Price in 2022: $1.12 Million

The Sanctuary

The Sanctuary is home to some of the most impressive and expensive homes in Omaha. And it has amazing views.

The neighborhood is nestled along the Elkhorn River in West Omaha. The Sanctuary has about 90 homes, and based on the average home price, it’s probably the most expensive neighborhood in Omaha.

Almost every house is meticulously positioned to take advantage of the breathtaking surroundings. If you think Omaha is just flat terrain, take a drive to The Sanctuary, and you’ll be pleasantly surprised.
